Not sure which survey you need?
Answer a few quick questions and we will tell you exactly which survey is right for your property.
OUR PROCESS
How booking a survey with us works
Tell us about the property
A quick call or online form — the address, property type, and your timeline is all we need to get started.
This is also where we confirm which survey is right for the property — a standard Level 2 for a typical home in reasonable condition, or a Level 3 for anything older, listed, or structurally unusual. If you’re not sure which applies, tell us what you know and we’ll advise honestly.
We match you with the right surveyor
We match your property to a RICS-qualified surveyor with relevant local and technical experience. You’ll get a confirmed inspection date.
The inspection
Your surveyor works through the property systematically: roof space, main structure, visible services, damp readings, and every accessible room, photographing anything notable along the way.
Your report
You receive a comprehensive written report with traffic light condition ratings, a full description of construction and materials, defect analysis with probable causes, repair recommendations, risk summaries, energy commentary and if anything raises questions, your surveyor is available afterwards by phone to walk you through it.
Ongoing support if you need it
If you need clarification on a specific finding or help explaining the report to your solicitor, your surveyor remains available well after delivery — not just on the day it’s issued.
RICS Survey Gloucestershire FAQs
Frequently Asked Questions
Do I need a Building Survey for a Cotswold stone property in Gloucestershire?
Often yes. Cotswold stone construction — common throughout the Cotswold District around Cirencester, Bourton-on-the-Water, and Chipping Campden — behaves very differently to standard brick, and a Building Survey gives the depth needed to properly assess solid stone walls, older roof structures, and historic alterations that a RICS Level 2 Survey isn’t designed to investigate in the same detail.
Are there areas of Gloucestershire with non-standard construction I should know about?
Yes — Hesters Way in Cheltenham is a specific example, where much of the estate was built using Wimpey no-fines concrete construction rather than standard brick. This genuinely affects both survey approach and, in some cases, mortgage lending, so confirming construction type early matters if you’re buying there.
Do conservation area rules in the Cotswolds affect which survey I need?
Conservation status doesn’t change the survey level itself, but many Cotswold villages have genuinely strict planning controls, and older stone properties within them often benefit from a Building Survey specifically because of the added detail on historic alterations and what’s actually permitted to change.
Can I get a RICS valuation alongside my survey in Gloucestershire?
Yes — an independent market valuation can be added to either service for an additional fee, commonly requested in higher-value areas like Cheltenham’s Pittville and Lansdown, and throughout the Cotswold District’s premium village market.
Do you provide probate valuations across Gloucestershire?
Yes — probate valuations are available across all our Gloucestershire coverage, RICS Red Book compliant and independent of any estate agent, which is specifically what’s required for probate and inheritance tax purposes.
